Is your hygiene evidence strong enough for Awaab’s Law?

At MSL, we’re passionate about using evidencebased microbiology to protect people and raise hygiene standards wherever they matter most, from regulated manufacturing to residential environments. As Awaab’s Law raises expectations around damp, mould, and environmental health, we’ve expanded our CleanSure Hygiene Auditing Solution to include air quality testing. This allows us to bring the same scientific rigour used in GMPregulated settings directly into homes, supporting safer, healthier living conditions.

Awaab’s Law entered its enforcement phase on 27 October 2025, introducing strict timeframes for investigating and resolving damp, mould, and related hazards. The Government’s own impact assessment estimates that the first phase alone will cost local authorities £180.6 million, adding pressure to already stretched housing budgets. Reliable, evidencebased hygiene verification has never been more important.

Our enhanced CleanSure Hygiene Auditing Solution now combines surface swabbing with air plate testing, giving landlords, councils, housing associations, and FM teams a fuller picture of environmental hygiene. The service is also ideal for homebased cosmetic manufacturers, who must maintain hygienic production environments to meet regulatory expectations.

Quick, reliable, and effective, the service uses both surface swabs and air plates for microbiological testing by post, drawing on our extensive microbiology and industrial hygiene expertise. Our enhanced CleanSure Hygiene Auditing Solution service now includes:

  • Surface swabbing for microbiological contamination
  • Air plate testing to detect airborne moulds, yeasts, and bacteria
  • Clear, UKAS aligned reporting within 3–5 days
  • Actionable recommendations to support remediation and prevent recurrence

The process is straightforward: samples are returned by post, analysed by our microbiology team, and reported within a few days. Alongside the results, clients receive tailored recommendations to help prevent recurrence and stay ahead of potential hygiene issues.

This dual approach provides a more complete picture of hygiene performance, not only at the point of cleaning, but also in terms of ongoing environmental health. It supports early identification of hidden risks and clearer documentation of compliance.

Awaab’s Law has raised the bar for what “safe housing” really means. Surface cleanliness alone isn’t enough; airborne mould spores and microbial contamination are just as critical to tenant health. By adding air plates to our CleanSure audits, we’re applying proven GMP environmental monitoring standards directly to residential environments, giving housing teams a reliable, evidence-based way to validate hygiene and reduce risk.
